How Long Should a Water Heater Last?

A well-maintained water heater in Philadelphia typically lasts 8–12 years for gas and 10–15 for electric. Hard water is the main killer. Here's how to tell where yours stands.

Average lifespan by type

  • Atmospheric gas tank: 8–12 years
  • Power vent gas tank: 10–13 years
  • Standard electric tank: 10–15 years
  • Hybrid heat pump: 12–15 years
  • Tankless gas (with annual flushing): 15–20 years

What shortens lifespan

  • Hard water (sediment buildup at the bottom of the tank)
  • Skipping the annual flush
  • Anode rod never replaced (it's a sacrificial part — that's the whole point)
  • High water pressure (>80 psi)
  • Constant on/off cycling from undersizing

Signs yours is on borrowed time

  • Rumbling or popping when it heats (sediment)

Replace before it fails
